The activity includes 17 new leases totaling 70,943 square feet and five renewals comprising 23,779 square feet. The landlord, Novel Office, was represented in all transactions by 星空体育官方网址’s Katy Gragg, John Heard, and Eric Anderson.
Recent leasing activity includes several notable tenants. Goode Company Restaurants, a local restaurant group, signed a new 9,304-square-foot lease for its headquarter location, represented by Pollan Hausman Real Estate. Hicks Davis Wynn, a law firm, secured a total of 13,372 square feet, including a 4,863-square-foot expansion, with representation from Partners Real Estate. The new tenant mix also consists of wealth management, energy, real estate development, law firms and tech users.

Novel Office purchased the 230,440-square-foot building in early 2024 and has since implemented strategic renovations to enhance its appeal. Since acquisition, occupancy has jumped from 55% to 94%, reflecting a 39-point increase.
The landlord has focused on improving tenant experience and accelerating lease-up by delivering fully built-out spec suites with modern finishes, upgrading the lobby with enhanced hospitality finishes, offering turnkey solutions with complimentary 2D and 3D space planning, and activating new amenities, including a 65-person conference center, hospitality lounge and tenant greenspace.
Located near Greenway Plaza, 3555 Timmons Lane offers tenants a highly walkable environment surrounded by restaurants, boutique retail and luxury residential neighborhoods such as West University and River Oaks. The building provides convenient access to Interstate 69, connecting it to both Downtown Houston and the Galleria/Uptown submarket.
